Power Washing Before You Paint: The Step That Decides Everything

Here is the uncomfortable truth about a lot of exterior paint failures: the paint was fine. It just never touched the house. It bonded to a layer of dust, pollen, chalk and algae, and when that layer let go a year or two later, the paint came with it. Washing first isn't a nicety — it is the step that decides whether you get three years or twelve.

That's especially true of chalking. As older paint breaks down, its binder releases a fine powder across the whole wall. It is invisible from ten feet away and comes off on your hand from six inches. Paint applied over chalk sits on loose dust; it has to be washed off, and on a badly chalked wall that takes real work rather than a quick rinse.

Pressure is the part people get wrong in the other direction. More is not better. Vinyl and wood siding want a moderate pressure and a wide fan tip, worked at an angle that never drives water UP under the laps — forcing water behind siding creates exactly the trapped-moisture problem the paint is supposed to prevent. Brick and concrete take considerably more. Old wood, soft mortar and anything already peeling take much less, and sometimes the right answer is a low-pressure soft wash with a cleaning solution doing the work instead of the water.

Then you wait. Wood in particular holds water long after it looks dry, and painting a damp surface traps that moisture under the film, where it blisters the paint from behind. Depending on the material and the weather, that's usually a day or two of dry conditions between washing and the first coat — one of the main reasons exterior work gets scheduled around the forecast rather than the calendar.
